Brink Brewing Aiming to Settle Into Cincinnati’s Resurgent College Hill Neighborhood

The groundbreaking for the $11.1 million Marlowe Court development in College Hill shined new light on west side neighborhood, but the influx of new investment in the neighborhood’s walkable neighborhood business district has been growing for some time.

One of the next large investments will come in the form of a new brewery called Brink Brewing. While Brink is part of a larger craft beer movement that has been surging for years, it is part of a younger craft beer culture on the city’s west side; and the owners are hoping to tap into that otherwise untapped market.

“First and foremost we are aiming to serve beer lovers in and around the College Hill neighborhood,” John McGarry, marketing and design manager for Brink Brewing, told UrbanCincy. “Our sights are squarely focused on being a neighborhood-oriented tap room.”

While the Brink Brewing ownership, which includes four young couples, does not have any previous ties to College Hill, McGarry says that they were drawn to the neighborhood after discovering the passion of its residents and business owners. The walkable character of the neighborhood business district also made it an ideal choice for the Brink Brewing team.

“College Hill wasn’t part of our initial search, but as soon as we discovered it we fell in love,” said McGarry. “The stretch of Hamilton Avenue where we’ll be located is a walkable strip of small businesses with a proud past and a bright future. We met some of the other business owners there like Marty at Marty’s Hops & Vines and Megan at Fern and knew right away we should be paying attention.”

When asked about whether or not the local beer market is becoming over-saturated, he said that Brink Brewing is going after a different segment than what many other brewers are aiming for. Rather than trying to grow production and fight for tap and shelf space throughout the region, they are planning to settle into the neighborhood and serve it with high quality beer.

“From my perspective, I think brewery/taprooms are still a fairly new concept in Cincinnati. Places like Denver, Portland, and San Diego have shown that small, neighborhood focused breweries can really thrive and be a great addition to the community,” McGarry explained. “I think of brewery tap rooms much like local coffee shops, and you never hear anyone say that there are too many of those.”

Construction work is underway on transforming the 3,200-square-foot space, which will be complimented by a large outdoor patio space behind the building. After accounting for the space that will be needed for production, there should be enough room left over to accommodate 100 guests at any given time.

The amount of construction work taking place inside the 90-year-old structure is extensive. In addition to the resurfacing the front of the building through a façade improvement grant from the College Hill Community Urban Redevelopment Corporation, the interior has been completely rehabbed.

As part of the façade improvements, Brink Brewing will add a large commercial garage doors onto the front and back of the building to allow for the wall to open up on nice weather days – hopefully inviting more people from the neighborhood inside.

When it comes to the beer, McGarry says that the brewery will produce a range including pale ale, IPA, brown and stout beers. They will also serve some higher gravity and experimental beers, but will maintain a focus on core products.

“We will incorporate infusions and experimentations into some of our offerings, but we also recognize that the pendulum has swung a little too far into the exotic recently,” explained Kelly Montgomery, head brewer at Brink Brewing. “By frequently rotating our menu we feel there will always be something new to try along with the staples that have elevated craft beer.”

Since each of the young couples has young children, they say that they also hope the establishment will be family friendly. In order to help create this atmosphere, Brink Brewing will have a community table area and will even offer juice boxes, free wi-fi and board games.

The ownership group has signed a five-year lease on the space, which can be extended an additional 10 years. If all goes well, the team hopes that they can stay in the space for the long-haul.

“We want to be a part of revival of the Cincinnati beer tradition and become a part of the fabric of the neighborhood,” McGarry concluded. “We think our model of a modest-sized brewery and comfortable tap room to hang out in will allow us to do just that.”

Brink Brewing should open to the public sometime in November, and employ some 15 to 20 people within the next year or so.

What can cities do to roll out BRT faster?

The Southwest Ohio Regional Transit Authority (SORTA) introduced its first Metro*Plus route in 2013. This type of service is often described as “bus plus”, meaning that it has some benefits over standard bus service, but is not quite up to the level of true bus rapid transit (BRT).

According to a recent post on Portland Transport, rolling out small, incremental improvements to bus service (as SORTA has done) may be more effective than focusing all effort into a small number of BRT routes. It may also be the best way to improve bus service while minimizing the number of political hurdles:

Don’t focus on “BRT” as a separate product, just focus on bus service improvements. In much of Europe, there is no “BRT”–the standard for basic bus service (at least on corridors) often involves things like greater stop-spacing, offboard fare payment, larger vehicles with all-door boarding, signal priority, and exclusive lanes (though not necessarily for the entire length of the route). […]

In many cases, do these quietly, without much fanfare, and without a big splashy project. Big splashy big-ticket projects are more likely to attract political opposition and political opportunism. As Harry S Truman said, “it’s amazing what you can accomplish if you do not care who gets the credit.”

Could a different design approach change the conversation about skateparks?.

There aren’t many official skateparks throughout the region. Some spaces have become popular destinations for skateboarders, while others have been labeled as unwelcoming due to their designs intended on keeping skateboarders away. But has the design of skateparks often been their ultimate road block from being implemented, and would a more multi-purpose design help rectify that? More from Next City:

Inga Saffron, the Philadelphia Inquirer’s architecture critic, noted in her review that Franklin’s Paine Skatepark Fund had to raise $4.5 million to bring their vision for Paine’s Park to life, and they did so by “badgering state, city, and private funders to pay for the project.” The space reveals the shift in how skateboarders and architects imagine skateparks. But it also represents a surge of civically engaged skateboarders who are taking city building seriously. The kids who clung to their boards in the ’80s and ’90s have grown up, some of them into advocates. San Antonio has a “skate plaza” program. Seattle welcomes boards not only to skateparks, but “skate spots” (1,500 to 10,000 square feet) and “skate dots” (smaller than 1,500 square feet). Portland’s system has branched out to designate skateboard routes in the city’s downtown.

With Central Parkway cycle track complete, are raised bike lanes next for Cincinnati?.

While Cincinnati is the first city in Ohio to build a protected bike lane, it has a ways to go in order to catch up with the amount of bike infrastructure cities all across the nation are building. This, perhaps, says more about how far behind Ohio’s big cities are than how progressive Cincinnati is, but that’s a topic of discussion for another day.

As the U.S. DOT moves forward with new standards for protected bike lanes, some North American cities are now looking at raised bike lanes as the next bit of evolution for the infrastructure. More from Urbanful:

Raised bike lanes, popular in Europe and present in a smattering of streets in several U.S. cities, provide extra protection for cyclists, drivers and pedestrians thanks to a slight change in perspective—or in this case, elevation.

But more U.S. cities are trying out the idea: San Francisco is getting its first raised bike lane–higher than vehicular traffic, but lower than the sidewalk–on one block of Valencia Street as part of the Mission Valencia Green Gateway project, the San Francisco Bicycle Coalition reports. Construction is scheduled to begin in early 2015.

Cincinnati Gentrified at One of Nation’s Fastest Rates Immediately Following Housing Boom

During the housing boom years between 2000 and 2007, many cities saw an influx of new housing and new wealth into their core neighborhoods. It was a trend that was consistent throughout America as wealthier individuals looked to move back into the cities that had been abandoned in prior decades.

This trend was more pronounced in some cities – Atlanta, Washington D.C., Denver, and Seattle – than others. But for the most part, the majority of the cities were gaining wealth relative to their regional average. Following the burst of the housing bubble, however, virtually every city saw this rate of improvement slow down.

According to research from the Federal Reserve Bank of Cleveland, the majority of 59 cities studied now fall between either a one percentile decline or one percentile increase between 2007 and 2010. This is in contrast to the housing boom period which saw cities like Atlanta and Washington D.C. move up 8.7 and 5 percentiles respectively.

“During the housing boom, a number of large cities in the United States experienced redevelopment in their lower-income neighborhoods as higher-income residents moved in, a process known as gentrification,” wrote researcher Daniel Hartley. “Since lending standards have tightened with the onset of the housing bust and the financial crisis, we wondered whether gentrification has continued after the recession in places where it was happening before.”

The results of their research found that only a select handful of regions reasonably continued to see relative wealth growth in their principal cities. The findings also detected one region that bucked the trend and actually increased its gains over the housing boom period.

“Another interesting case is Cincinnati, which barely changed in income ranking from 2000 to 2007 but has increased at a pace similar to Denver or Washington during the 2007 to 2010 period,” the research team noted.

Hints of such activity were realized in December 2013 when UrbanCincy uncovered that census tracts all over the city were experiencing wealth increases.

While the gains in wealth may seem like a positive thing for the city, not everyone is so thrilled about the changes taking place in Cincinnati.

“It seems to me what this information really indicates is how, when people experiencing poverty are systematically removed from a certain area, and housing stock is renovated with the goal of selling to wealthier people, property values increase,” says Jason Haap, an area teacher and prominent advocate for the city’s homeless population. “The fact that Cincinnati has seen gentrified growth during a time of slow economic growth in minority communities further exacerbates the situation.”

One of the tools in order to prevent the displacement Haap mentions from happening is including ‘set asides’ in new developments for affordable housing. The Cincinnati Center City Development Corporation (3CDC) has done this a bit in Over-the-Rhine at projects like Mercer Commons and Bremen Lofts, but there is no official city policy or requirement to do so.

What also factors into the relative changes studied by the Federal Reserve Bank is the widespread poverty and low income levels of those living within city limits. Thus, even nominal improvements would show up as a potentially significant increase.

We do know, however, that some housing prices, particularly in the city center where demand is highest, are starting to get out of hand. Most new apartment developments in the Central Business District now feature rents of $2,000 or more per month, and in one recent case, a three bedroom flat on Sixth Street rented for a whopping $4,600 per month.

In such cases it is leaving many now wondering if these prices are not only driving out existing residents but, paradoxically, also preventing many new potential residents from moving in.

“Demand in Cincinnati’s core is insatiable, and supply is only coming online at a trickle,” explained Derek Bauman, an urban development consultant and chairman of Cincinnatians for Progress. “Without urban housing supply, we may miss the coming wave of new residents. At nearly $2 per square-foot rents and $250-$300 a square-foot sales, we may not have Manhattan prices yet, but we’re damn near Brooklyn.”
