CPA honors Cincinnati’s best preservation projects in 2011

Cincinnati Preservation Association (CPA) held their 47th annual awards ceremony this past weekend at Hughes High School. More than 70 people attended the ceremony that honored the best preservation projects throughout the Cincinnati region.

Eight awards were given out, in total, in the categories of rehabilitation and sustainability. According to CPA, two of the awards focused specifically on the restoration of public buildings and spaces.

“Cincinnati’s historic public schools represent civic architecture at its best,” said Paul Muller, Executive Director, Cincinnati Preservation Association. “We are proud to honor Cincinnati Public Schools’ brilliant renovation of Hughes High School and the City’s ongoing stewardship of City Hall, as expressed by the restoration of the beautiful Council Chambers ceiling.”


Ten historic structures along Vine Street were renovated as part of the Parvis Lofts development in Over-the-Rhine.

Projects receiving the remaining awards were distributed across the city. A 1926 home in Hyde Park and an 1896 home in North Avondale won awards for their stately renovations. Meanwhile the renovation of an 1870s structure in Northside won CPA’s sustainability award for achieving LEED Gold certification.

The United Way of Greater Cincinnati also won an award for the renovation of its 77,000-square-foot headquarters in Walnut Hills. CPA officials say that United Way’s structure dates back to 1933 and serves as a monument for the neighborhood.

In Cincinnati’s largest historic district, Over-the-Rhine, two projects won awards for their preservation of 13 total structures. Saengerhalle renovated three deteriorating structures built in the late 1800s into 32,000 square feet of office and commercial space.

A block east of Saengerhalle, the Parvis Lofts project renovated ten vacant buildings into 32 apartments which are fully leased. The $10.7 million development also received awards from the Ohio Historical Society and the Associated Builders & Contractors.

“We were fortunate to have a great team that developed Parvis Lofts,” Rick Kimbler, NorthPointe Group partner, told UrbanCincy. “Collectively, we took ten buildings and melded them into one great complex that the community immediately embraced.”

Residents Take Stand Against Proposed Highway Through Cincinnati’s Eastern Neighborhoods

In December 2010, the Ohio Department of Transportation (ODOT) published its 2011-2015 Major New Construction Project List. The list included funding to resume study of the highway component of the controversial Eastern Corridor Project. Dormant since 2006, the sudden reappearance of the highway project alarmed area residents, more than 100 of whom gathered at the Madisonville Recreation Center on August 3 for a meeting of Cincinnati City Council’s Livable Communities Committee.

On display were ODOT’s two circa 2006 Tier 1 alternatives, one of which called for the complete replacement of Red Bank Road with a fully grade separated interstate-style highway. This drawing, seen for the first time by most in attendance, emboldened suspicions that the Eastern Corridor Project is in fact a veiled attempt to extend Interstate 74 across Hamilton County.

“We urge ODOT to unbundle the Eastern Corridor projects and concentrate on providing transportation alternatives in this community, not another highway,” exclaimed one resident at the recent City Council committee meeting. “Reallocating resources to utilize the Wasson Line will produce more cost-effective transportation alternatives for thousands including Madisonville citizens.”

Citizen feedback generally welcomed improvements to Red Bank Road, especially a boulevard or parkway that might compare favorably to the more attractive roads in the area. Many also suggested development of better public transportation, especially implementation of light rail transit on the abandoned Wasson Road railroad.

Opposition to construction of an expressway in place of Red Bank Road was unanimous at the meeting, and citizen comments were followed by stern questioning of ODOT officials by City Council members Roxanne Qualls, Laure Quinlivan and Chris Bortz.

ODOT assured the committee that the Tier 1 alternatives on display would be reworked and that it will work closely with Madisonville Community Council and other neighborhood groups to ensure a favorable outcome. ODOT officials also remarked that the City of Cincinnati and other jurisdictions through which the Eastern Corridor Project will pass will have to approve ordinances to allow its eventual construction.

Home ReStart partnering with Neyer Properties to renovate, sell historic Cincinnati homes

Since the inception of Neyer Properties in 1995, the company has developed hundreds of projects totaling over $1 billion in both construction and development in the Cincinnati region.  While the company has typically focused on commercial development, they have begun investing in a new real-estate company called Home Restart. The relatively new endeavor specializes in buying distressed homes, making renovations, and re-selling the properties.

Over the past year, the company has purchased, renovated, and prepared seven houses for re-sale. In that time, they have intentionally focused their efforts in more desirable urban neighborhoods like Hyde Park, Oakley, Edgewood and Fort Thomas.  According to the company’s leadership, this was done to help make the projects successful in an otherwise difficult market.

“The housing market has taken a hit throughout the Greater Cincinnati area, but neighborhoods such as Hyde Park and Fort Thomas always have a relatively active market,” explained Anne Pond, Vice President of ReStart. “By focusing on these areas, we can decrease the number of days that our houses sit on the market.”

According to Pond, the large stock of historic homes in these neighborhoods is another key selling point, as they have a charm that cannot be replicated in new construction.

“Over the years, many older homes have fallen into disrepair and have been converted into two-family homes,” Pond continued. “We work very hard to maintain the charm and character of historic homes, while bringing them up-to-date for modern living.”

Pond says that ReStart typically purchases homes from anywhere between $50,000 and $200,000.  After the initial purchase, ReStart then renovates and sells the properties for prices ranging between $130,000 and $350,000. Following this work, ReStart then turns to Neyer Properties for its expertise in purchase approval, renovations, and finance management.

Of the seven homes purchased and renovated through the program thus far, five have been sold and another is currently under contract.

Google updates aerial imagery of Cincinnati region

Google has updated its aerial imagery for several major cities throughout the United States including Portland, Washington, D.C., and Cincinnati.  The new imagery appears to have been taken over the summer.  Observers in the nation’s capital have been able to narrow it down to as precise as Sunday, August 29 between 1:00pm and 1:35pm.

Like many other cities around the country, the new aerial imagery for Cincinnati illustrates much of what has changed over recent years.  New construction projects are visibly taking place while others have been completed or are nearing completion in their aerials.  In addition to capturing the changing urban landscape in Cincinnati, the new imagery is also much crisper than previous versions.

ArtWorks looking to secure sponsors for final nine Queen City Art Racks

After installing the first Queen City Art Rack in May 2010, ArtWorks is in the process of securing sponsors for the remaining 14 artist-designed bike racks they hope to have installed around Cincinnati by May 2011 to coincide with National Bike Month and ArtWorks’ 15th Anniversary.

ArtWorks executive director Tamara Harkavy said that the non-profit organization has now secured enough sponsors to fund six of those remaining bike racks which cost approximately $7,500 each. The additional money came through sponsorships by Kroger, the Duke Energy Convention Center, Truepoint Financial, Pantene, and Clairol.

The organization plans to install these recently funded bike racks in Northside, Price Hill and Hyde Park Kroger stores, and two locations in downtown Cincinnati. All of the rack locations are being determined based on the needs identified in the city-wide Bicycle Master Plan.

“We are excited about the early support of the Queen City Art Racks program,” said Harkavy. “We have at least nine more funding opportunities along with a number of creative proposals from artists, and we are now looking to close the funding phase and move to the creation phase of the project.”

Project officials at ArtWorks say that the designs for these bike racks will not be developed until December 2010 when they have finalized all fund raising efforts with potential sponsors.

In May, the first Queen City Art Rack was celebrated outside of Coffee Emporium in Over-the-Rhine where it was installed. Named Tours de Cincy, the first rack was designed by Pam Kravetz, Carla Lamb, and Karen Sanders. It was fabricated by Cincinnati-based Vulkane Industrial Arts, and sponsored by the NLT Foundation.
