Coach Development resurrects 60-unit North Fairmount development

A development in North Fairmount (map) that has sat unfinished and dormant for nearly two years has been resurrected by a new developer, and will be ready for new residents later this spring.

The Bluffs at Woodcrest, originally developed by MI Homes, was purchased by Coach Development near the end of 2009 after MI decided to move away from multi-family developments. The new developers are currently building an additional six, three-story townhouses that will finally push the development past the half-way mark.

The development was originally planned to include 60 townhomes, but to date only 24 have been built and sold. Coach Development President Robert Gerwin says that after the current six townhomes they are building are complete they intend to move on to more.

“We’re going to see how the market is, but we hope to have these next sold out in May, then start on the next building,” Gerwin explained.

Each building includes six townhomes and is perched atop a hill just minutes from downtown Cincinnati. The central location was one of the main drivers for Coach Development when they decided to purchase and pursue their first urban development.

“We feel that Cincinnati and urban living is growing and thought that this was a good fit for us and a great opportunity to get into the city of Cincinnati.”

With an expectation of selling 10 to 12 townhomes in 2011, Gerwin believes that a full build out will be complete over the next two to three years. He also says that the first building should be completed by the end of March, and that many of the units should be appealing to young people looking for an urban lifestyle.

“These townhomes lend themselves to young professionals and first-time homebuyers,” Gerwin said. “The most recent one we sold is to a young woman who works uptown as a nurse. We really like the younger demographic.”

The townhomes start at $119,000 and include a ten-year property tax abatement through the City of Cincinnati. Those interested in touring a unit can contact Ronald Kelly or Michael Sweeney with Comey & Shepherd at (513) 241-3400.

Hundreds turn out to support rail transit, raise more than $11k for campaign

More than 250 people from all over Cincinnati poured into Grammer’s last Wednesday, February 16. They gathered to, once again, rally for the future of Cincinnati. Some were there for the future of rail transit in the region, others for smart governance, others for economic growth, but most were there to specifically show their support for the city’s modern streetcar system that will break ground in the coming months.

The fundraising and kickoff event was organized by Cincinnatians for Progress – the group that won with voters in 2009 when the same opposition groups threatened to change Cincinnati city governance into a California-style government by referendum. Now, the same group is mobilized to defeat a similar yet more pointed attack on rail transit.

In 2009 the non-profit group organized thousands of Cincinnatians to campaign with them. It appears the same group is ready and willing to fight against a new measure that would prohibit the city from spending any money on light rail or streetcars for the next decade.

“It’s great for us,” says CincyStreetcar.com founder Brad Thomas. “We have a broad-based coalition of support that is still fired up from Issue 9 and is ready to go to battle for the future of light rail and streetcars in Cincinnati.”

The broad-based coalition of support Thomas speaks of includes the likes of prominent business groups, community councils, prominent politicians and community leaders, labor unions, environmental groups, minority groups, regional planning authorities, and transportation groups.

At the first kick-off meeting for what will be a fight leading towards another November ballot item, Cincinnatians for Progress raised more than $11,000.

“This is evidence that while there may be a small group of individuals that want to limit Cincinnati’s growth, there are more people who are passionate about the future of our city,” exclaimed CFP co-chair Rob Richardson. “This will be another long and hard fought campaign, but Wednesday demonstrated that we are up for the fight.”

Cincinnati Quickly Falling Behind on Bicycle Transportation Goals

A year after Cincinnati approved massive bicycling reforms little progress has been made in terms of on-the-ground improvements. The city installed only 2.3 miles of on-street facilities in 2010, and currently only has a total of 15.6 miles of on-street facilities city-wide. The number pales in comparison to the Phase 1 goal of 91 miles of on-street facilities by 2015.

To meet the Phase 1 goal, Cincinnati will have to install 75.4 miles of on-street facilities over the next three years. That equates to approximately 25.1 miles annually which would be a 991 percent increase over what was accomplished in 2010.

The numbers come from the second annual Bicycling Report Card just released by the city. While the physical improvements have been nominal at best, bicyclists have noticed an improvement city-wide noting that respect for bicyclists and the completeness of the city’s bicycle network have improved. Overall though, bicyclists continued to give Cincinnati a “C” grade when it comes to Cincinnati being a city for bicycling.

“We have heard from other cities that the first few years of implementation are always the most challenging,” said Department of Transportation & Engineering (DOTE) planner Melissa McVay. “When it comes right down to it, adding bicycle facilities to most streets in Cincinnati is going to require consolidating on-street parking or removing a motor vehicle travel lane, neither of which are particularly popular with most community councils right now.”

McVay went on to say that construction of new on-street bicycle facilities is critically important in terms of getting potential cyclists out of their cars. According to the report card’s survey, the largest deterrent from bicycling more is the lack of bike lanes throughout the city.

“There’s a lot of research out there that shows that these trade-offs are worth it, and how bicycles play a critical role in sustaining vibrant urban areas, so I’m hopeful that we’ll be able to make more and more progress every year,” McVay continued.

Even with the minimal progress made in 2010 in terms of on-street bicycle facilities, city officials have hope going forward that they can still accomplish the goals set forth in the Bicycle Transportation Plan.

“City officials tout safety as a priority. Usually it has to do with crime and auto-related travel, but they really must show a greater commitment to the safety of bicyclists, who are a growing demographic,” explained Christian Huelsman, Green Clifton Committee Chair for Clifton Town Meeting. “Minor commitments to bicycle infrastructure have been lean at best. The new bicycle lanes we do have aren’t even properly signed or labeled.”

According to the DOTE, City Council has been very supportive of the plan and has fully funded the department’s funding requests for 2011 and 2012. This is in addition to the policy changes that were made last year including bicycle parking requirements, the creation of a Bicycle Friendly Destinations Program and an enhanced bicycle safety ordinance.

“I think the reality of the situation is that it’s going to take several years of significant progress before the average cyclist feels like there’s been substantive improvement, in the network and overall,” McVay said. “For comparison, San Francisco cyclists awarded their city a B- overall in 2008, and they have 40 miles of existing bike lanes.”

A slew of new businesses have opened, the city’s new tallest tower was completed, a new neighborhood is taking shape along the central waterfront, snow has displayed its dominance and the heart of Cincinnati continues to look as beautiful as ever.

Pushing the racial dialogue in Cincinnati

[February is Black History Month. Over the course of the month UrbanCincy is attempting to share some stories of individuals from Cincinnati’s robust black community. The good, the bad and the ugly. Last week Alex Schutte discussed what it was like to grow up half-black. This week, Tifanei Moyer shares her thoughts about the racial dialogue in the Queen City -Randy.]


When I think about my experiences in Cincinnati in the context of the dark hue of my skin and kinkiness of my hair, a reel of uneasy experiences plays through my mind:

“You should have a better sense of humor,” my boss told me once after making a joke about people that are black.

“I’m glad I’m not black, because I like my good hair.” My roommate once informs me while she watches me struggle in the mirror with my locks.

“My brother has never dated a black girl, but he has dated trailer trash.” A coworker laughs. She only gets uncomfortable and confused when I ask her about equating the two.

“You’re a shoe-in. They need more black people to represent them on the other side of town.”

“The University of Cincinnati doesn’t graduate one out of three of their incoming freshman of African descent.” A counselor urged black freshman to use tutors to even the alleged graduation gap.

“She calls black people nigger all the time, Tifanei. Like it’s nothing! I don’t know what to do.” A friend (not from Cincinnati) told me about a native Cincinnatian that she roomed with.

“Tifanei, the GM is racist, everyone knows it. There is no way he’s going to let them hire you unless you want to be a ‘busboy’ or a bouncer.” A friend whispers to me at the door at a popular establishment downtown. “He wouldn’t even serve the UC football players until I promised him they were athletes.”

“During the riots my friend was just walking downtown and black people beat him up; he was just minding his own business!” A friend tried to explain the stemming of racial tensions to me.

“Why would you date a white man? Are you tired of black men? Did someone do something to you?” A black colleague confronts me after I introduce him to a boyfriend of the time.

I can’t say I’m a native to Cincinnati. I lived there for four years (18-22) and it’s honestly the longest I have lived in any one city. But while I lived there I never met anyone who denied Cincinnati’s pride and just the same, not a single person denied the segregationist structure that many prideful(!) Cincinnati communities embody.

Even with the substantial African-American Cincinnati history, it’s in my humblest opinion that the segregated communities noticeably affect the consciousness of race related issues and identity.

People will tell me that the “racism” I experienced was just ignorance and not in any way a representation of Cincinnati. But that’s just not true. When you grow up in a community where integrating with people who don’t look like you is not valued, then it affects how you identify and interact with others as an adult.

For a long time I felt that Cincinnati didn’t want to be “burdened” by any anecdote of race. But I started to realize, as I engaged more conversation, many people in Cincinnati don’t feel like they have a safe place to discuss race among a diverse group of people.

As I started to learn more about black history in America, it became my nature to probe people around me for their opinions. I had probing conversations with a lot of Cincinnatians who identified as being white. They would tell me they never discuss race to address social problems or economic-barriers because it wasn’t an obvious reality to them. It was a trend for people to tell me that they felt manipulated by the ‘race card’.

I met a lot of people who identified as black, that only wanted to cross racial community lines when they needed a job or wanted to start a career. I witnessed many of same people, myself including, silently struggling with their identity, because they were trying to understand the difference between “success and failure” versus “suburbs and urban areas” versus “white and ‘other’”. These are not easy conclusions to come to when homogeneous communities with clear socio-economic distinctions are what’s accepted. Cincinnati is where I began to understand how the notion of beauty is affected by having so much pride in a homogenous community, especially when one community is considered more successful and educated than the other.

I know I’m mostly a nomad at heart, but I fell in love with Cincinnati for many reasons – those reasons had nothing to do with race. The heartbreaking lack of racial-consciousness in Cincinnati will change, it has to, but it will take more than just hope. In my opinion it’s going to need a shift in values towards heterogeneous community building and a collective effort to address an individual responsibility that defies race. All hues of human color have to accept responsibility for the reality that we maintain by just “going about our business”.

It’s very, very hard to sum up a large and somewhat ambiguous topic, like being black. But, if I have to, I want to end by saying two things: 1)These are my very personal experiences, I am not Cincinnati, but my experiences are real. I don’t blame people I met for anyone’s struggle with beauty or success. I don’t think that one neighborhood is right or wrong about their interpretation of race and what it really means for someone’s livelihood. 2) I have lived in a lot of different cities around world. Cincinnati’s segregation is unique in a lot of ways, but it’s not unexpected in the framework of the U.S. There are many cities that claim to be successful, but are disturbingly segregated at the expense of their youth and social growth. I know all of the powerful minds behind UrbanCincy are influencing the changes of that.
