Walnut Hills Redevelopment Foundation Refocusing Efforts on Inclusive, Equitable Change

Recently, David Brooks wrote an article for the New York Times about Vice President Joe Biden. The article referenced Biden’s ‘Formation Story.’ Regardless of the politics of the article, we were drawn to this term. In order to be effective in civic work we must have a deep understanding of who we are and what drives us to get out of bed every day and fight.

Most people don’t realize that the Walnut Hills Redevelopment Foundation has been around for almost 40 years. We were created by the community council in 1977 to develop quality affordable housing in a time when places like Walnut Hills were being abandoned and, in many cases, forgotten.

After decades of assorted success, the organization was at a crossroads five years ago. We could close our doors … or innovate into an organization that reimagines our role as much more. Having chosen the latter, we maintained that we didn’t just want to be a developer. We wanted to be a catalyst for sustainable and positive change. Partnerships with the Walnut Hills Area Council and Walnut Hills Business Group ignited that course, yet, we have still struggled to establish an identity.

Throughout this time we’ve asked big picture questions like ‘What is our purpose?’ ‘What do we value?’ and ‘What will we fight for?’ Recognizing the importance of community input, we posed these tough questions in the form of neighborhood listening sessions, survey collection, and through non-traditional engagement streams. As a result, our new brand was born.

Our new brand identity is a mash up of what we’ve heard in the community over the last four years. It reflects our relentless desire for equitable change and growth. It reflects community development that values the community organizing and boots on the ground strategy of the past and matches it with the modern day approaches to big, bold and innovative ideas that are driving urban expansion across the country. It is an inclusive brand that respects and celebrates the history and identity of Walnut Hills, while inviting new stakeholders to the table to contribute to our community’s growth.

Will inclusive and equitable change be easy? Will we always be as successful as we want to be? No. It will be hard. Damn hard. But we believe that we must do what’s hard. We believe that we must lead by example. And guess what? We can’t do it alone. This type of change is going to require your participation, through both successes and challenges. It’s going to require all of us to listen to each other, to inspire each other, to be agile, smart and strategic together.

We believe that the future of community development belongs to change agents and risk takers. Those who believe the impossible is possible. Are you one of those people? Are you ready?

EDITORIAL: Don’t Cancel Homearama, Relocate It

The past ten days have been interesting. A week ago I spoke with Keith Schneider from the New York Times about the booming residential property values in Cincinnati’s center city. Then, just one day later, the Home Builders Association of Greater Cincinnati announced that they would be cancelling this year’s Homearama event in Clermont County.

The annual suburban home show has been going since 1962, and was cancelled this year due to, “increased activity in other segments of the housing market.” One of the builders that has traditionally participated in those over-the-top suburban home shows is Great Traditions, which recently expressed a growing interest in developing urban properties.

Great Traditions is not the only one. Greiwe Development has also said that they would like to start building homes along the Cincinnati Streetcar starter line, John Hueber Homes made the same transition to Over-the-Rhine, and Ashley Builders appears to just be getting started on their work in the center city.

So while homebuilders are struggling in the region’s outlying suburbs, they seem to be thriving in a manner that is pulsating outward from Downtown and Over-the-Rhine.

It seems more than likely that Homearama will return in the not-so-distant future, but should it? With all the demographic and economic trends pointing in the opposite direction, perhaps the energy and money put into the 53-year-old suburban home show should be shifted elsewhere. I could think of some very nice places to do urban home shows in Pleasant Ridge, Walnut Hills, Avondale, West End, Price Hill, East End, and College Hill. And that is not even considering the possibilities in Northern Kentucky’s river cities.

Yes, there is CiTiRAMA, but that annual home show is often limited in its scale and tends to leave much to be desired.

The writing appears to be on the wall, which makes the outlandish Fischer Homes Expressway proposal look all the more desperate. Why keep up the fight? There are plenty of opportunities in our region’s first-ring suburbs, and the city governments overseeing those sites will assuredly be more than happy to cooperate.

Don’t believe me? Just ask those developers that had been defined by their suburban subdivisions for decades how they are liking life in neighborhoods like East Walnut Hills, O’Bryonville, Northside, Clifton and Over-the-Rhine where condos are virtually sold-out.

I hope the Home Builders Association of Greater Cincinnati decides to not cancel this year’s Homearama after all. I just hope they relocate it to the inner-city where the residential housing market is hot.

Are Aaron Betsky and his architecture contemporaries ‘out of touch’ with society?.

As we all know by now, most architecture today is pure shit. Well, a recent piece by the architecture critiques at The New York Times that says contemporary architects are largely out of touch with society didn’t sit well with architecture power broker Aaron Betsky.

In a response piece to Betsky’s commentary on the matter, Forbes published a piece from Justin Shubow, President of the National Civic Art Society and author of The Gehry Towers over Eisenhower, panning the former outspoken director of  the Cincinnati Art Museum.

Betsky rained down on Bingler and Pedersen with ridicule and scorn: Their piece was “so pointless and riddled with clichés as to beggar comprehension.” He summarized their position: “we have three of the standard criticisms of buildings designed by architects: first, they are ugly according to what the piece’s authors perceive as some sort of widely-held community standard (or at least according to some 88-year old ladies); second, they are built without consultation; third they don’t work.”

Yet Betsky then admitted, “All those critiques might be true.” They are irrelevant, he claims, since architecture must be about experimentation and the shock of the new. (Why this should be the case he does not say.) And sometimes designers must stretch technology to the breaking (or leaking) point: “The fact that buildings look strange to some people, and that roofs sometimes leak, is part and parcel of the research and development aspect of the design discipline.” Ever brave, he is willing to let others suffer for his art.

At no point did Betsky consider the actual human beings, the unwilling guinea pigs who live in the houses. He implicitly says of the poor residents: Do their roofs leak? Let them buy buckets. And as for sickness-inducing mold, there’s Obamacare for that. Betsky also does not consider what a leaky roof means to people whose prior homes were destroyed by water. The architects, having completed their noble experiments, effectively say like the arrogant King Louis XV of France: “Après moi, le deluge” [After me, the flood]. No wonder architects have an image problem.
